1. Plan ahead!  If possible, arrange for a “sitter”. Besides the stress of the unusual chaos in their home, moving day can present other safety issues for your pets. With open doors, more traffic, and the overall commotion of moving day, it is much easier for Fido to make a getaway. If a sitter is not possible, try finding an area where they will feel comfortable being contained for several hours.
2. Try your hardest to keep routines consistent. Perhaps try to orchestrate having the bulk of movers come over during a normal walk time-then you or a family member could take your pets on a walk while others stay behind to manage the packing.
3. Stock up on your pet’s medication.  While you are at the vet’s, consider getting your pet microchipped in case he or she wanders away from the new home. If your pet is already microchipped, make sure you have your information updated to your new Ottawa neighborhoods one!
4. Stop for walks and potty breaks at least every three hours-this will make life so much nicer for everyone!

While this may cost some money upfront, the benefits definitely outweigh the costs. After all, a preemptive home inspection will allow you as the home seller to identify potentially deal-breaking problems with you home before an Ottawa real estate buyer does.

Here are some of the problems that home buyers will be looking for:

• Roof Issues: This is perhaps one of the biggest areas of concern for buyers. That’s because a problematic roof can be both costly and extremely damaging. More often than not, home buyers are looking for deteriorated shingles as well as rotting material underneath those shingles. Pay to have these issues replaced before a buyer makes an offer on your home.
• Plumbing problems: Home inspectors employ a variety of strategies to locate potential leaks, such as running the dishwasher and checking bathroom water pressure. They’re also likely to inspect the septic system. Such plumbing issues can scare away home buyers because everyone knows how much damage leakage issues can cause a home. So get these problems addressed promptly.
• Mold and Mildew: This is another major area of concern for residents, mostly because of the health issues associated with mold and mildew. Fix this issue early.
• Overly moist basements and crawlspaces. The smell of mildew in one of these parts of the house is usually a dead giveaway that your home has water control issues. You may consider covering any areas of exposed ground with plastic in order to lower moisture levels in the air. Faulty drainage systems can also contribute to this issue.
• Electrical Issues: Make sure all electrical panels and circuit breaker configurations are in proper working order and fully functioning.

When you receive those three reports, make sure there are no errors that could be pulling down your score. As a general rule, most lenders will not give you a loan if it’s less than 620.
• Get Your Loan Documents in Order. Most lenders will ask you for several basic documents before processing your mortgage application. These include your two most recent pay stubs, W-2s, bank statements and income tax returns.
• Calculate The Mortgage You Can Afford Before Visiting the Lender. Ottawa-Homes.ca can help you with this.
• Go to Multiple Lenders to Find the Best Deal. When comparing, consider the rates, closing coasts and various types of loans available.
• Consider Getting A Short Term Loan. This option is possible to more home buyers than ever because of record low interest rates.
• Keep Trying. Your mortgage application may be rejected by several lenders. Improve your chances of getting approved the next time by asking lenders why they rejected your application.
• Maintain Your Credit Score Once Your Mortgage is Approved. Oftentimes, lenders will check your credit one more time before closing the loan, so make sure it stays in good shape by paying your bills on time, not applying for any new credit cards and not closing any accounts.
• Be Aware of Lender Rules on Cash Gifts: Believe it or not, some types of loans come with stipulations on where you’re getting the down payment money from. For instance, FHA loans typically allow buyers to get their down payment as a gift from relatives. But for conventional loans, at least 5 percent of your down payment must come from your own funds.

Ottawa Real Estate Contract Contingencies

Contingencies are an important part of the  real estate transaction process that every Ottawa home seller should understand.

Relatively common on the Ottawa real estate market, contingencies allow home buyers to cancel a contract without any consequences.

Often times, contingencies also mean that Ottawa home buyers will get back any earnest money deposit as well after they cancel a contract.

Thus, contingencies can prove to be a nightmare for home sellers because they may cause a deal to fall through at the last minute.

As I’ve said before, knowledge is power on the Ottawa housing market, so today I’d like to explain to you a few different types of contingencies so that you’re prepared in the event that you encounter one on the Ottawa real estate market.

Different Types of Contingencies on the Ottawa Real Estate Market

Here are just a few of the types of contingencies you may encounter as an Ottawa home seller:

• Appraisal: When a buyer gets a loan, the lender requires that they pay for an appraisal on the property. Sometimes, buyers receive a low appraisal back.
• Home Inspection: To ensure they know exactly what they’re buying, most home buyers will hire a home inspector to look for any issues with your home. Sometimes, the buyer will issue a Request for Repair, based upon the results of that inspection.
• Loan Contingency: Even if a buyer has a loan preapproval letter, that loan may fall through before closing time.
• Lead-based Paint: All buyer have 10 days to inspect for lead-based paint, according to federal law.
• Inspection for Wood Destroying Pests: To see what’s covered under this contingency, check your contract. The contract should also specify whether the buyer or seller pays for this inspection.
• Roof Inspection: Since many home inspectors do not walk on the roof during inspection for liability reasons, some buyers hire an independent roofing business to conduct that part of the inspection.
• Sewer Inspection: Buyers may also hire a plumbing company to see how badly clogged or damaged your home’s sewer system is.
• Early Occupancy Agreement: Sometimes buyers will make a sale contingent on a written agreement that allows them to rent your home before to the close of escrow.
• Homeowner Association Documents: Sellers should provide buyers with all homeowner association documents so that they can approve them prior to closing.
• Sale of Their Existing Home Contingency: This is a fairly common contingency. Buyers who have an existing home may add a contingency that they will not close on your home until they sell their current home. In this case, sellers often set a deadline. After that deadline passes, sellers have the option of canceling the contract with that particular buyer.
